Questions
Questions, answered without the sales voice
Project types, coverage, registrations, fees, payment, materials, programme and what happens after handover.
Straight answers to the questions we are asked on the phone, including the ones where the honest answer is not the one a client wants to hear.
| What kind of projects does Peterch Construction take on? | Small to medium sized building projects and the works around them: new bungalows, houses, extensions and small commercial or institutional buildings; external works including drainage, culverts, perimeter fencing, gates and paving; boreholes and water installations; renovation, alteration and repairs; electrical and plumbing installation; and building cleaning. We also run project management where several specialist trades have to be coordinated. |
| Where is the company based and where do you build? | The office is at #5 Peterch Street, New Karu, Nasarawa State, Nigeria. Work is routine across New Karu, Karu, Mararaba, Masaka and the rest of Nasarawa State as well as Abuja and the Federal Capital Territory. Projects elsewhere in Nigeria are taken where the scope and programme justify mobilisation. |
| Is the company registered for public sector and corporate tenders? | Yes. Peterch Construction Ltd holds a Certificate of Incorporation with CAC2 and CAC7, a Tax Clearance Certificate, ITF and NSITF compliance certificates, a BPP certificate with registration on the National Database of Federal Contractors, Consultants and Service Providers, a SCUML certificate and a bank reference letter. Current copies are supplied with every submission. |
| Do you work from an architect's drawings or your own design? | Both. Most clients arrive with drawings from an architect or engineer and we build to them, raising queries in writing where they are unclear. Where a client has no design, we provide design input and engineering solutions as part of a design and build arrangement. |
| Can you work from a bill of quantities? | Yes, and it is the cleanest basis for a contract. We price the bill line by line and build to it. If you do not have one, the quantity surveying practice of the same company, Peterch QS, prepares bills of quantities, material schedules and cost estimates, and can act for you independently of this contracting arm. |
| How do I get a quotation and what does it cost? | Send the location, drawings or a bill of quantities, the level of finish you want and your target start date. Quotations on a defined scope are free. Measured take-off and bill preparation is professional work and is charged by Peterch QS, separately from construction. |
| How is payment structured? | By milestones written into the contract — for example substructure, superstructure, roof, finishes, external works and handover. The schedule is agreed before work starts. We do not ask for large lump sums in advance of work done. |
| Do you supply materials? | Normally yes, to the specification in the contract, with brand and grade named for the items that matter. Where a client supplies materials we inspect on delivery and record what was accepted; defects arising from client-supplied material are not the contractor's liability. |
| How long will my building take? | It depends on size, ground conditions, design completeness and continuity of funding. We give a programme in weeks with the offer. For reference, our completed two-bedroom bungalow in District 543 ran eight weeks and our borehole, tank and 100 metre fencing contract ran 21 days. |
| Do you handle building approvals and statutory fees? | We prepare and submit what the approving authority requires and follow it up, but approvals are issued to the owner and the statutory fees are the owner's. We can advise on what is needed; we are not a substitute for the approving authority. |
| Do you do small jobs? | Yes — a single fence line, a roof repair, retiling a floor, correcting a failed drain, a pre-handover clean. Small jobs are how most clients first meet us, and they are priced as their own scope rather than being bundled into something larger. |
| Who should I engage for cost advice, a bill of quantities or a valuation? | Peterch QS, the quantity surveying practice of Peterch Construction Ltd, for bills of quantities, material schedules, cost estimates, interim valuations and independent verification. Note that statutory valuation reports for banks, courts, probate or government must be signed by an ESVARBON-registered Estate Surveyor and Valuer, and survey plans for title by a SURCON-registered surveyor — neither is a contractor's or a quantity surveyor's signature. |
| What happens if something goes wrong after handover? | The contract includes a defects liability period during which we return and put right defects in our work at no charge. Snags are listed and closed before handover, and the documents you need — test results, guarantees, pump and equipment details — are handed over with the building. |
