Electrical and plumbing installation
First and second fix electrical and plumbing, set out before the walls close, tested before the building is handed over, with the test results written down.
What this covers
Electrical and plumbing installations are the trades most often buried and then forgotten. Because they are hidden, they are also the ones that matter most when something has to be broken open.
- Electrical containment: conduit in slab and wall, boxes set to finished level, pull wires left in place
- Cable installation, distribution boards and final circuits
- Lighting, sockets, switches and outlet positions agreed before plastering
- Earthing and bonding, with continuity tested and recorded
- Plumbing first fix: soil, waste, vent and water pipework with correct falls and rodding access
- Sanitary ware, taps, mixers and fittings installed and tested
- Overhead and ground tanks, pumps and pressurisation for multi-storey buildings
- Testing and commissioning before handover, with results written down
The two things that go wrong
Positions agreed too late. Once a wall is plastered or a floor is screeded, moving a socket or a waste pipe costs ten times what it would have cost in week one. We set out all outlet positions with the client before first fix is closed up, and record them.
No test at the end. An installation that has never been tested is not an installation, it is a hope. We test insulation resistance, earth continuity and pipework pressure, and we hand over the results.
Final connection to the distribution company — the meter, the service cable, the DisCo's own inspection — is carried out by contractors licensed for that purpose. We prepare the installation to pass that inspection and coordinate the connection; we do not pretend to be the licence holder.
