Renovation, alteration and building repairs
Corrections, alterations and defect repair: tiles laid properly, cracks diagnosed before they are plastered, roofs that stop the rain, and rooms left fit to use.
What this covers
Most of the buildings in this area are not new, and the work they need is unglamorous: tiles that were laid without a bed, cracks that were plastered over, ceilings that were never fixed to anything solid. We repair and alter buildings that are otherwise sound.
- Re-laying badly laid tiles, replacing drummy screed and correcting falls in wet areas
- Repair of wall and ceiling cracks, including raking out, reinforcement and making good
- Roof repairs, re-roofing and replacement of rainwater goods
- Damp treatment on walls and floors, and the drainage or waterproofing that caused it
- Kitchen and bathroom refurbishment
- Alterations: new openings, walls removed or added, extensions and conversions
- Repainting, re-plastering and general making good
- Repair of failed external works: cracked walls, blocked or broken drains
Not every crack is a plaster problem. Where a crack is wide, diagonal, or accompanied by movement in the floor or roof, the cause is structural and we will tell you to engage a structural engineer before anyone touches it. Covering a structural crack with plaster is the most expensive mistake in this trade.
How we approach a repair
Diagnose the cause
Find out why it failed — water, movement, poor material, poor workmanship. Repairing the symptom on a live cause is money thrown away.
Agree the extent
Show the client what is behind the finish before deciding the scope, because the cost of a repair is usually the cause, not the surface.
Repair to standard
Correct materials and method: proper screed beds, mechanical fixing, reinforcement at cracks, correct falls.
Make good and clean
Finish matched to the existing building, dust controlled, and the room left fit to use.
Something in the building has failed?
Send photographs with the problem visible from a step back, plus a close-up. Nine times out of ten we can tell you what caused it and what it will take to fix.
