Two-bedroom residential bungalow, District 543
Awarded 12 April 2021 and completed in eight weeks: a two-bedroom bungalow for a private estate property investor, from substructure through services, finishes and external works.
Two bedrooms, eight weeks, one contractor
A residential bungalow for a private estate property investor off Zakwai Street in District 543, awarded on 12 April 2021 and completed in eight weeks. A straightforward building, done in the order it should be done in.
The value of a job like this is not in its complexity, it is in what did not happen: no trade waiting three weeks for the next one, no wall built before the conduit was in, no roof on a shell with no lintels. Bungalows are where a contractor's discipline is easiest to see.

Scope of works
- Substructure: excavation, foundation concrete, foundation blockwork and filling to oversite
- Superstructure: blockwork, columns and lintels to the drawing
- Roof carpentry and covering, with rainwater goods
- Electrical and plumbing first fix before plastering, then second fix and fittings
- Ceiling, screeding, floor and wall tiling, doors, windows and ironmongery
- Internal and external painting
- External works to the immediate surroundings of the building
Sequence is the whole job
Eight weeks on a two-bedroom bungalow assumes the drawing is complete, the client's decisions on finishes are made before they are needed, and the money arrives on the agreed milestones. Where any of those three slips, the programme slips. We would rather say that at the quotation stage than explain it at week ten.
Our current site work is external works and blockwork, not residential builds. That is a statement of what we are doing now, not a retreat from building: if you have a house to build, we will price it.

Send the drawings and the level of finish you want. We will price the build and give you a programme in weeks.
